High Meadows, St Mawes is a luxury, spacious, “upside-down” house with views over the Percuil River.

This wonderful property sleeps up to 11 guests in comfort making it perfect for extended families or friends.

The living accommodation is on the first floor to take advantage of views. The stylish oak and glass staircase takes you up to the library area on the first floor which opens onto a comfortable sitting room with a sheltered balcony overlooking the garden where you can enjoy a breakfast cuppa or evening sundowner. From the sitting room you walk into the adjacent open plan kitchen with views over the Percuil River and its own large sitting area overlooking the garden. The dining room has a double aspect with wonderful river views on one side and a further balcony overlooking the garden on the other.

All the bedrooms are on the ground floor accessed from the wide a spacious hallway that leads into the rear garden. Most rooms have their own en-suite bathrooms.

The house has the benefit of a large utility room on the ground floor which is particularly useful for walking gear, wetsuits, sailing kit, dog baskets etc.

The six stylishly decorated bedrooms at High Meadows are configured as follows:

Bedroom 1: With super kingsize bed, seating area, patio doors leading to garden and en-suite with shower over bath, and toilet.

Bedroom 2: With kingsize bed, patio doors leading to garden and en-suite with shower cubicle and toilet.

Bedroom 3: With kingsize bed and en-suite with shower over bath, and toilet.

Bedroom 4: With twin beds and en-suite with shower cubicle and toilet.

Bedroom 5: With twin beds and access to shower room shared with bedroom 6

Bedroom 6: With single bed and access to shower room shared with bedroom 5

Utility room: With microwave, dishwasher, washing machine, tumble dryer and storage for boots and coats.

Shower room: With shower cubicle and toilet.

First Floor

The First Floor is configured as follows:

Sitting room: With Smart TV, Sky box (basic package), DVD player and patio doors leading to balcony.

Dining room: With patio doors leading to balcony.

Kitchen: With island, two electric ovens, gas hob, microwave, plate warming drawer, larder fridge, fridge/freezer, dishwasher, Quooker boiling water tap and wooden floor.

Library area.

Separate WC.

Additional information

Dogs only, 2 welcome.

Adjoining the property is the Meadowside apartment which is occupied occasionally by the owners and never holiday guests when High Meadows is let.

The owners park their car elsewhere and access to Meadowside is via a separate rear entrance. Meadowside is well sound-proofed and window blinds that overlook the drive are always kept closed.

Please bring your own beach towels

Highchair provided but no cot.

Lawned garden with decking, garden furniture and BBQ.
